can I place a lien on the property which is going to be placed on the market for a flip this house project there is no reason for not paying home ower was content on completion
Iam a sub for a G.C completed the job but G.C doesnt want to pay?
you sure can hope you have written contract to support you
Reply:Run do not walk to the courthouse to place the lien. Like the other one stated, hope you have a written contract.
Reply:Depending upon what state you live in, I would immediatley file a lien. The GC, while responsible to pay you, the homeowner's responsibility is to make sure everyone is paid. Make sure you have documented dates that you worked. SUBS CAN FILE LIENS ON THE PROPERTY.
Reply:No. It's not the owner who is at fault here; it's the GC.
Need to go to small claims court not mechanic'e lien here.
Reply:Absolutely! Run, don't walk, and get that lien on the deed! You have a right to be paid and the fastest way to get the GC's attention is to get the owner's attention via the mechanic's lien.
Reply:You sure can and when it sells the title company will call you up and ask how much intrest you want to charge and tell you when to pick up a check. I have done it and it works well.
